Matt Menke has spent his whole career earning the Monterey Peninsula’s trust — first in its driveways, now in its living rooms. He came up in the family business, Larry Menke Inc., and went on to more than sixteen years serving clients at Jaguar Land Rover Monterey and the Sam Linder Auto Group. Two decades taking care of people and what they drive taught him one thing above all: in a community this tight, your reputation comes down to whether you pick up the phone and tell people the truth.

As a licensed producer with The Jeremy Carter Insurance Agency, Matt helps families and small businesses from Carmel and Pacific Grove to Pebble Beach and Monterey protect what matters — home, auto, umbrella, and business coverage — with plain-English reviews, honest answers, and real quotes compared side by side. Inspection Ready

Home Inspection Tips for California Homeowners

A few practical checks that help Monterey Peninsula homes show well on insurer inspections and reduce common claim-related surprises. Requirements vary by carrier—ask us before you schedule work.

01

Keep the roof clear and document its age

Clear leaves, needles, and debris from the roof and gutters before an inspection. Keep permit, invoice, or warranty records for roof work—carriers often focus on roof age and visible condition.

02

Know what’s in your electrical panel

Older panels and outdated wiring (such as certain recalled brands, fuse boxes, or knob-and-tube) are common underwriting flags. If you’ve upgraded the panel or wiring, have the permit or electrician invoice handy.

03

Watch for plumbing red flags

Visible leaks, outdated supply materials (for example polybutylene or aging galvanized lines), and water damage are frequent inspection notes. Fix active leaks promptly and keep repair photos and invoices.

04

Create a lean “Zone 0” around the house

Keep the first few feet around walls, decks, and stairs free of mulch, firewood, dry debris, and combustible clutter. CAL FIRE and IBHS home-hardening guidance emphasize ember control at the structure edge.

05

Protect vents and seal ember gaps

Attic, eave, and foundation vents that allow embers in are a frequent wildfire concern. Ember- and flame-resistant vents (or fine noncombustible mesh per CAL FIRE guidance) and enclosed eaves appear in FAIR Plan structure-hardening themes—confirm products and local code with a licensed contractor.

06

Confirm working smoke and CO alarms

California requires smoke alarms in bedrooms and outside sleeping areas on each level, and carbon monoxide alarms where fuel-burning appliances, fireplaces, or attached garages are present. Replace batteries on a schedule and note locations for the inspector.

07

Strap the water heater

California seismic bracing typically calls for proper strapping (often two straps for standard tanks). Garage gas units may also need elevation off the floor—local building rules apply.

08

Pools, trampolines, and liability features

Many carriers look for a permanent pool barrier with a self-latching or locked gate, and some exclude or limit trampoline, diving-board, or slide liability. Disclose these features up front so the policy matches the property.

09

Disclose pets accurately

Breed, bite history, and how dogs are secured can affect liability underwriting. Accurate application answers help avoid later coverage disputes after an incident.

10

Tell us if the home is vacant or unoccupied

“Vacant” and “unoccupied” are treated differently by many carriers and may need a different policy form. Seasonal homes, remodels, and homes between owners should be disclosed before binding or renewal.

Tips are educational; carrier and local rules vary.  ·  M. Menke CA Lic. #4476998

Winter Storm Season

Preparing for El Niño on the Monterey Peninsula

NOAA status: El Niño Advisory in effect. NOAA’s Climate Prediction Center expects a strong El Niño to likely continue through January–March 2027 (ENSO Diagnostic Discussion, issued October 8, 2026). Source: NOAA CPC

El Niño winters often bring more rain to California, though no two are the same. On the Central Coast that can mean storm surf and high tides along the shoreline, saturated hillsides, mud and debris flows below recent burn areas, downed trees, and power outages. A few steps this fall can keep a wet winter from turning into a claim.

01

Clear gutters and downspouts

Pine needles and cypress debris clog gutters fast here. Clear them before the first big storm, and make sure downspouts empty several feet away from the foundation, not against it.

02

Have the roof looked at

Missing or cracked shingles, lifted tiles, and worn flashing around chimneys and skylights are where most winter leaks start. A roofer can usually spot and fix these in one visit.

03

Check grading and drainage

Soil should slope away from the house. Clear yard drains, culverts, and the street gutter in front of your home. If water pooled near the foundation last winter, deal with it now.

04

Know where to get sandbags

Pacific Grove offers self-serve bags and sand behind the fire station at 400 Pine Ave. Carmel-by-the-Sea residents can pick up free bags at the Vista Lobos lot off Torres St. Monterey County keeps a full list of sandbag and sand locations. Call ahead to confirm supply.

05

Test the sump pump and backflow valve

If you have a sump pump, pour water in the pit to make sure it kicks on, and consider a battery backup for outages. A backwater valve on the sewer line helps keep heavy-rain backups out of the house.

06

Trim trees near the house

Wet soil and wind bring down limbs and whole trees. Have an arborist look at large trees close to the roof, driveway, or power lines. Many Peninsula cities require a permit to remove or heavily prune certain trees, so check first.

07

Use generators safely

Run portable generators outdoors only, well away from doors, windows, and vents, because of carbon monoxide. Never plug one into a house outlet; a licensed electrician can install a proper transfer switch.

08

Record your belongings now

Walk through the house with your phone and video every room, closets and garage included. Store the video and copies of your policy and key receipts in the cloud. It makes any claim faster.

09

Build a kit and sign up for alerts

Keep flashlights, batteries, water, medications, phone chargers, and a few days of food on hand (see ready.gov/kit). Register for Alert Monterey County, the county’s official emergency alert system, or text your ZIP code to 65513.

10

Check your insurance before the storms

  • Flood isn’t covered by a standard homeowners policy. Neither is earth movement such as mudslides. Those need separate coverage.
  • NFIP flood policies usually take 30 days to start (FEMA FloodSmart), so buying after a storm is in the forecast is often too late. Private flood policies are another option and may have shorter waits or higher limits.
  • Ask about water backup coverage. Sewer and drain backup is often excluded unless you add an endorsement.
  • Review your deductible and dwelling limit (Coverage A) so they match what it would cost to rebuild today.

Peninsula Coverage Note

FAIR Plan pressure in Pebble Beach

162 homes in Pebble Beach (93953) are on the CA FAIR Plan — four times the 2021 count, per the FAIR Plan’s own zip data.

FAIR Plan covers fire (and related perils), not water damage, theft, or liability. If you’re on it — or staring at a non-renewal — a Difference in Conditions (DIC) companion policy can fill those everyday gaps while we shop the admitted market.

Some DIC or specialty placements may use non-admitted (surplus lines) markets. Those carriers are not members of the California Insurance Guarantee Association (CIGA); we provide the required disclosure when you apply.

The FAIR Plan asked for a 35.8% rate increase; the state approved 29.1%, effective mid-October on new and renewal dwelling policies. Most of that lands on the wildfire portion of the premium, so high-risk Peninsula homes feel more than 29%. Check your renewal date before it hits.

Questions

Frequently asked

Does it cost anything to get a quote?

No. Quotes from The Jeremy Carter Insurance Agency are always free and carry no obligation. We compare options across multiple carriers; you decide if one fits.

Will requesting a quote affect my credit?

Some carriers order consumer reports when quoting. In California, credit scores are not used to rate auto insurance; for other lines, practices vary by carrier and are typically soft inquiries that don't affect your score.

What do I need to get a home or auto quote?

For a home quote: the property address and basics like year built, roof age, and square footage. For auto: your driver’s license and vehicle info (year/make/model or VIN). Either way, your current policy helps if you have one — five minutes on the phone usually covers it.

Can you handle both my personal and business insurance?

Yes — that’s the point of working with one local team. Auto, home, and business coverage under one relationship, and bundling discounts may be available.

What happens when I need to file a claim?

Call The Jeremy Carter Insurance Agency first: our office at (831) 717-8711 or Jeremy at (831) 204-0393. We review your policy with you, help you file with the carrier, and stay in touch with you and the carrier throughout the claim. Coverage decisions are made by the insurance company.

What if I’m on the FAIR Plan?

The California FAIR Plan typically covers fire and related perils only — not water damage, theft, or liability. A Difference in Conditions (DIC) companion policy can help fill many of those gaps, subject to its terms and availability. The Jeremy Carter Insurance Agency in Carmel helps Peninsula homeowners combine FAIR Plan + DIC or shop back into the admitted market after a non-renewal. Some DIC or specialty placements may use non-admitted markets; required disclosures are provided at application.
