Carmel-by-the-Sea
FAIR Plan + DIC in Carmel
Many Carmel-by-the-Sea homeowners have been non-renewed or can’t find a standard carrier willing to write their home. The California FAIR Plan is often the fallback for fire coverage. We help you set it up correctly and pair it with the right companion policy.
What the FAIR Plan covers
The FAIR Plan is California’s insurer of last resort for property that can’t get coverage in the regular market. Its dwelling policy is built around fire, lightning and internal explosion, with smoke and some other perils available as options. It is not a full homeowners policy.
What it leaves out
- Water damage, such as a burst pipe
- Theft
- Personal liability if someone is hurt on your property
- Many of the extras a standard homeowners policy includes
How a DIC policy fills the gaps
A Difference in Conditions (DIC) policy is written alongside the FAIR Plan to add back coverages it doesn’t include, such as liability, water damage and theft. Together the two policies work much like a standard homeowners policy. DIC policies are often written by non-admitted (surplus lines) carriers, which are not backed by the California Insurance Guarantee Association (CIGA). We explain that before you choose.
How we help
- Review your non-renewal notice and renewal date
- Set FAIR Plan limits at replacement cost for your home
- Quote DIC options through our carrier and wholesale partners
- Check each year whether a standard carrier will take the home back
